Glenlivet House stands in its own 3.5 acres of land near the junction of the rivers Avon and Livet, some 5 miles from the Spey and the A95 at Ballindalloch, which is about half way between Aviemore and the Sea.

It is well serviced by air and rail, with both Inverness and Aberdeen airports being about an hour and a quarter away, and the mainline station at Aviemore is some 50 minutes drive.
